Evaluating the effects of the metro station construction on the spatial value of the surrounding area; A comparison between built and under-construction stations in Tabriz

Abstract

From the past until today, transportation has been one of the basic needs of mankind. With the increase in population in cities, the need for public transportation has also increased. The construction of the metro system as one of the modes of rail transportation, in addition to meeting the transportation needs of the citizens, also affects the surrounding area and causes changes in the area of land use, the formation of activities and the price of land. In this research, the effects of the construction of metro stations on the value of residential properties are investigated. In this regard, by comparing the stations built and under construction, the impact of each of the stations of Tabriz Metro Line 1 on the price of residential land is measured. For this purpose, intervention and control areas with a radius of 400 meters and 800 meters were determined around each station, and information on residential land transactions during different years was collected in those areas. Then, intervention and control techniques and Difference in Difference (DID) were used to analyze the obtained information. According to the results of the analysis carried out in the present research, it can be acknowledged that in general, the trend of land price changes in the area around the stations has been increasing during different years, but the intensity of the impact of each station is different based on different characteristics. In a way, the intensity of the economic effects of metro stations on the area around the built stations is equal to 0.1, 0.9, 049 and 0.56 and has been evaluated positively. But in the range of stations under construction, it is 0.1 and 0.32, respectively, and is evaluated as negative.
